Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. This is probably one of the more frequently asked questions that we get. The short answer is that we typically don’t list houses.
Ninety-five percent of the time, we are looking to buy. We are professional home buyers: We buy houses that meet our buying criteria, usually with the intent to repair and re-sell, or convert to rental. There are situations where we might list, but only when speed of sale isn’t a factor, and we have an agreed-upon price for you.
Q: Do you pay fair prices for properties?
A: We pay a fair price for the current condition of the house. Many of the houses we purchase are below what market value WOULD BE if the home was in pristine, renovated condition (we do this so we can resell to another homeowner after our investments to repair). We are looking to get a fair discount on a property because we’ll be investing substantially, which involves risks.
In our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part to fix up the property or pay agent fees. Q: How do you determine the offer price on my house?
A: Great question, and we’re an open book: Our process is very straightforward. The short answer is that your market determines that. We look at the location, what repairs are needed, the current condition of the property, and values of comparable houses that have been rehabbed and sold in the area recently. From there, we determine what our costs and timeline will be and come up with a fair price that works for us and works for you too.
Q: Do I pay any fees or commissions to work with you?
A: You don’t pay any fees or commissions when you sell to us. We’ll make you an offer, and if it’s a fit, then we’ll buy your house. No hassle. No fees. We don’t make money on fees like the large ibuyers – we make our money after we pay for repairs (we’re taking all of the risks here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours, and you walk away without the burden of the property and its payments… and with cash in your hand).
Q: How are you different from a real estate agent?
A: Agents don’t determine the price you’ll be paid. They present your house to the market that makes that decision, whereas we are the buyer that lets you skip that uncertainty.
Agents provide a great service for those who can wait months to sell, and for those who don’t mind giving up some of that sale price to pay for the commissions. A $300,000 house carries an average of $18,000 in realtor commissions. We’ll actually be buying the house directly from you, so there are no middlemen or guessing.
Q: Is there any obligation when I submit my info?
A: No. Zero. Zilch. Once you submit your address and contact information, human underwriters will evaluate the property to see if it qualifies for an offer. We’ll then follow up, usually through a phone call or text to discuss your offer. It’s 100% your decision to move forward if it’s right for you. No pressure. That’s the way it should be.
